Today, I found the flare nut where the gas pipe connects to the
regulator to
have a crack in it, running almost the full length of the flare nut.

Mine was exactly as you described. There wasn't much left to hold the
flare fitting together. I think one more removal & install would have
killed it I replaced that section of piping & installed a new cut-off
valve while I was at it.
